Hotel accommodation set for Kelvin Grove

Hotel accommodation and a conference centre will be the latest editions to the Kelvin Grove Urban Village following the successful sale of another lot to Vintage Property Group, Housing Minister Robert Schwarten announced today.

Mr Schwarten said the Department of Housing had released the prime mixed-use site, known as Lot 7, for sale through an expression of interest process in July 2007.

“The proposed development at 32 Musk Avenue will deliver an outcome in line with the vision for the Village,” he said.

“The site is unique in that it’s the only site within the precinct earmarked for the development of a hotel, accommodation, café-bar premises and/or serviced apartments.”

Director of Vintage Property Group David Carter said it was a sound investment opportunity given the potential use of the site and its proximity to Queensland University of Technology, other Village attractions and the city.

“Vintage intends to develop a multi-storey storey building with ground floor retail space including a licensed food and beverage outlet, and first floor commercial office space and a conference centre,” Mr Carter said.

“In a first for the Kelvin Grove Urban Village, the upper levels will be dedicated to serviced apartments and hotel style accommodation.”

Mr Schwarten said the developer has a successful track record, having developed and sold all 32 units in the Oxford Park residential development in School Street, Kelvin Grove.

“They have also recently lodged a development application over Lot 29, a residential unit development overlooking Grey Gums Park.”

Mr Schwarten said the Kelvin Grove Urban Village was ideally located just two kilometres from the CBD, and had established transport links including access to the Inner-City Bypass linking it to the Gold and Sunshine Coasts, as well as easy access to the Inner Northern Busway.

“It’s a unique master-planned community that endeavours to demonstrate best practice in sustainable, mixed-use urban development,” he said.

“It is an exciting first for Queensland that has set the benchmark for urban development with a focus on sustainability, physical and social diversity and excellence in design.

“Over 70% of the Village is completed, under construction or in the planning stage for residential, commercial, educational or recreational projects.”

The 16 hectare site has been developed by the Queensland Government, through the Department of Housing, and the Queensland University of Technology, together with a number of private sector partners.
