DEVELOPMENT OPPORTUNITY OPENS AT KELVIN GROVE URBAN VILLAGE

Expression of interest opened today for the sale and development of a prime mixed use site at the Kelvin Grove Urban Village.

Minister for Public Works, Housing and Information and Communication Technology, Robert Schwarten, said it was a unique development opportunity that would attract a range of developers not yet seen at the Village.

“It is unique as it’s the only site within the precinct earmarked for the development of hotel accommodation, café-bar premises and/or serviced apartments,” Mr Schwarten said.

“With Brisbane currently having the highest hotel occupancy rate worldwide, it is a development opportunity worthwhile investigating.”

“The Kelvin Grove Urban Village is ideally located just 2kms from the CBD, and it has established transport links including access to the Inner-City Bypass linking it to the Gold and Sunshine Coasts as well as easy access to the Inner Northern Busway.

Mr Schwarten said the Village was also close to the Royal Brisbane and Women’s Hospital as well as being handy to recreational and leisure facilities including Victoria Park Golf Course, Roma Street Parkland and Suncorp Stadium.

He said lot 7 was situated in a prime position, on Musk Avenue, close to the shops and restaurants and next to a park.

The Department of Housing has engaged Colliers International to market the sites, with expression of interest for lot 7 closing on 19 October.

He said the site was being released by the Department of Housing as part of its program to progressively sell down its land holdings in the Urban Village.

Mr Schwarten said the Kelvin Grove Urban Village was an award winning, master-planned community that endeavours to demonstrate best practice in sustainable, mixed-use urban development.

“The 16 hectare, $1bn site has been developed by the Queensland Government, through the Department of Housing, and Queensland University of Technology (QUT) in conjunction with a number of partners,” he said.

“More than 60% of land in the precinct is now under development or earmarked for similar residential, commercial, educational, or recreational projects.

“It has a thriving town centre, residential and affordable accommodation, education, recreation and entertainment facilities giving life to our vision for a city fringe community that links learning with enterprise, creative industry and unique living, working and recreational options.”

This initiative is an exciting first for Queensland that has set the benchmark for urban development with a focus on sustainability, physical and social diversity and excellence in design.

The department is currently seeking expressions of interest for the sale and development of two other prime sites at the village. Lot 9 which is being offered for a seniors development and lot 29 for the development of residential apartments. Expressions of interest on these lots close on 17 August.
