MFS DIVERSIFIED GROUP TO DEVELOP KELVIN GROVE RESIDENTIAL UNITS

Housing Minister Robert Schwarten today announced the sale of two lots at the Kelvin Grove Urban Village to MFS Diversified Group for multi-unit residential development.

Mr Schwarten said the Department of Housing released the two sites, known as lots 35 and 36, for sale individually or combined through an expression of interest process.

Mr Schwarten said the marketing campaign for the lots attracted strong interest from the development community with the submission from MFS Diversified Group best meeting the commercial and design criteria for the sites.

“The proposed development will deliver an outcome in line with the vision for the Village,” he said.

The sites are located on Victoria Park Road and back onto Grey Gums Park. The total area is 5,416m2 and the proposed development for the site includes 118 units in one, two and three-bedroom configurations.

In October 2006, MFS Diversified Group acquired Villa World Limited, a national developer of residential communities. The Group’s communities development arm will develop the Kelvin Grove Urban Village residential units under its MODA brand.

MFS Diversified Group chief executive Brent Hailey said the group recognised the need to develop individually designed, integrated housing solutions that cater for a wide variety of end-users seeking housing in inner urban locations close to amenities, particularly public transport.

“The building design incorporates the best environmentally sustainable design features, both internally and externally. The internal unit designs, large roof overhangs and outdoor entertaining areas will take advantage of the sites’ unique features such as park and city views and will reflect Brisbane’s sub tropical climate,” he said.

Construction on the units is anticipated to begin in mid 2008.

Mr Schwarten said the Kelvin Grove Urban Village was an award winning, master-planned community that endeavours to demonstrate best practice in sustainable, mixed-use urban development.

“It has been developed by the Queensland Government, through the Department of Housing, and Queensland University of Technology (QUT) in conjunction with a number of partners.”

He welcomed the addition of MFS Diversified Group to the Kelvin Grove Urban Village. Other developers include Indigo, Campus Living, Citimark, the Pask Group, Badcock Wright Joint Venture and Vintage Property Group.

Mr Schwarten said lots 35 and 36 were released by the Department of Housing as part of its program to progressively sell its land holdings in the village.

The department is currently seeking expressions of interest for the sale and development of two other prime sites at the village.

“One of the sites, known as lot 9, is being offered for a senior’s development and lot 29 is for residential apartments,” Mr Schwarten said. “Expressions of interest close on 17 August 2007.”

“With more than 60 percent of the Village completed, under construction or in the planning stage, our vision for a city fringe community that links learning with enterprise, creative industry and unique living, working and recreational options has truly come to life.”
