MORE LAND RELEASED AT KELVIN GROVE URBAN VILLAGE

The Queensland Government is calling expressions of interest for the sale and development of two more prime residential sites at the Kelvin Grove Urban Village.
Housing Minister Robert Schwarten said a marketing campaign for the two sites started yesterday.
“The sites, known as Lots 9 and 29, are being offered for a seniors development and residential apartments respectively,” Mr Schwarten said.
“The Department of Housing has engaged Colliers International to market the sites, with expressions of interest closing on 17 August.”
Mr Schwarten said Lot 9 was a 2,967sqm site with a potential gross floor area (GFA) of 7,418sqm, while Lot 29 was 1,921sqm with a GFA of 3,458sqm.
He said the sites were being released by the Department of Housing as part of its program to progressively sell down its land holdings in the Urban Village.
“The government kick-started the project in 2000 with the acquisition of the Army’s former Gona Barracks fronting Kelvin Grove Road,” Mr Schwarten said.
“Since then the Kelvin Grove Urban Village has been developed under a master plan that has seen residential, educational, and commercial projects undertaken by project partner QUT, the Brisbane Housing Company, and a number of private developers.
“Together with the Department of Housing they are all contributing to the establishment of the Kelvin Grove Urban Village, a world-class inner-urban community.
“The master plan is ensuring that all projects in the Urban Village meet guidelines for environmentally sustainable development.
“The 16-hectare Village is just 2kms from the CBD, it has established transport links including the Inner-City Bypass and Inner Northern Busway and is close to major facilities such as QUT, the Royal Brisbane and Women’s Hospital, as well as recreational and leisure facilities including Victoria Park Golf Course and Suncorp Stadium.
The Kelvin Grove Urban Village is a joint initiative by the Department of Housing and QUT to develop a quality inner-urban residential, commercial, retail and educational precinct on 16 hectares of land, a large part of which was previously off limits as part of the former Gona Barracks.
Other developments completed, underway or in design at the Urban Village include:
• the $150 million Village Centre developed by Indigo containing 213 apartments as well as a supermarket, specialty shops, cafes and restaurants, open since November 2006,
• a 48-unit development by the Pask Group,
• a 32-unit complex by the Vintage Property Group,
• the Village Edge unit and townhouse complex by the Badcock Wright joint venture,
• The Department of Education, Training and the Arts is building a Queensland Academy for Creative Industries, which will offer accelerated learning opportunities for Queensland’s brightest school students through the International Baccalaureate Diploma program,
• a 455-bed managed student accommodation complex by Campus Living,
• a 10,000m² commercial building by Citimark, and
• four affordable housing projects by the non-profit Brisbane Housing Company which are complete and near full occupancy.
“More than 60% of land in the precinct is now under development or earmarked for similar residential, commercial, educational, or recreational projects,” Mr Schwarten said.
