Riverfront transformation to unlock 2,200 homes for Queenslanders
- Northshore Hamilton riverfront transformation to deliver nearly 2,200 homes in the lead-up to the 2032 Olympic and Paralympic Games.
- Leading Queensland builders GRAYA, Joe Adsett Developments, Greyburn, Lancini, and Red & Co will deliver residential and mixed-use precincts across five sites, including 21,600m2 of new retail and commercial job-creating development.
- The announcement follows the Crisafulli Government’s ongoing investment in Northshore Hamilton, including $154 million in new roads, sewer and water infrastructure, and the removal of Labor’s red tape.
- The Crisafulli Government is delivering a place to call home for more Queenslanders and building Queensland’s future after a decade of decline under Labor.
Brisbane’s riverfront is set for its biggest transformation in decades, with the Crisafulli Government unlocking nearly 2,200 homes at Northshore Hamilton ahead of the 2032 Olympic and Paralympic Games.
Five leading Queensland builders will deliver new residential and mixed-use precincts across five sites, including 21,600 square metres of shops, dining and services as well as free and open community space on previously fenced off industrial land.
The five developments will span 6.1 hectares within the Northshore Hamilton PDA, delivering a mix of one, two, three and four-bedroom homes as well as a new hotel, brought to life by some of the nation’s most renowned builders:
- GRAYA - a mixed-use development comprising approximately 435 homes, a 50-bed hotel and retail and commercial spaces.
- Joe Adsett Developments - approximately 430 homes through a staged two-tower development, alongside retail space and a range of commercial tenancies.
- Lancini - a new community heart for Northshore Hamilton, with a 15,000-square-metre shopping and commercial hub featuring a full-line supermarket, alongside potential medical, childcare, education, business and community facilities, as part of a mixed-use development also comprising approximately 484 homes.
- Red & Co - approximately 440 homes through a staged two-tower development, alongside specialty retail and commercial spaces.
- Greyburn - a staged residential development comprising approximately 402 homes across four medium-rise buildings, together with ground-floor retail.
To make the sites development-ready, Economic Development Queensland is investing $154 million in critical enabling infrastructure that will also benefit the surrounding area, with works already well underway.
The Crisafulli Government is delivering a place to call home for more Queenslanders and building Queensland's future after a decade of decline under Labor.
Under Labor, Queensland was left with a housing crisis, with building approvals slumping and industry confidence undermined while the CFMEU was allowed to run roughshod over major construction projects, causing productivity on job sites to nosedive.
Economic Development Queensland received 18 proposals across the five sites in just eight weeks, demonstrating the strong appetite from industry to invest in Queensland and address Labor’s Housing Crisis.
The Crisafulli Government has also removed Labor’s red tape following an amendment to the Northshore Hamilton Priority Development (PDA) Area Development Scheme, leveraging planning powers to support industry and accelerate new housing and job-creating development.
Construction on the first homes is expected to commence in 2028, once catalyst infrastructure works are completed, with the first residents expected to move in from 2031, subject to planning approvals and other factors.
Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the Northshore Hamilton transformation was another example of the Crisafulli Government building Queensland's future.
“This is the beginning of a major river-lution of Brisbane’s northside, transforming previously industrial land into something special and a place to call home for thousands of Queenslanders,” Deputy Premier Bleijie said.
“Queensland is open for business and through partnership with some of the industry’s finest and brightest, we’re unlocking land, building the homes Queenslanders need and delivering major urban renewal ahead of 2032 and beyond.
“Queensland was held back by a decade of Labor’s failure to plan for growth, slumping building approvals and a housing crisis that left Queenslanders paying the price.
“The Crisafulli Government is doing things differently. We’re open for business and backing the building industry, and there’s more to come as we transform both sides of the banks of the brown snake, including the redevelopment of the old Visy site at South Brisbane.”
Member for Clayfield Tim Nicholls said Northshore Hamilton was already one of Brisbane’s most significant riverfront precincts, and this transformation would be a major boost for the local area.
“After years of uncertainty and stalled development under Labor, it is good to see Northshore moving forward with new housing, more jobs and community space along the riverfront,” Mr Nicholls said.
“The Crisafulli Government is backing investment and unlocking the potential of this part of Brisbane, delivering thousands of new homes while creating a stronger future for our local community.”
GRAYA CEO and Co-Founder Rob Gray said securing the site reflected the company's confidence in Brisbane's future.
“Our ambition is to deliver a subtropical, architecturally led precinct on the river, designed for the Queensland climate and built to contribute to Northshore for decades to come," Mr Gray said.
