Crisafulli Government supercharges The Spit with major investment opportunity

The Crisafulli Government has today officially unveiled a significant investment opportunity to transform the largest undeveloped parcel of land on the Gold Coast Spit into a thriving tourism and mixed use precinct.
Located just south of Sea World, Village Centre North offers investors the opportunity to deliver a landmark destination showcasing the best of Queensland’s lifestyle and tourism potential.
The site comprises approximately 3.5-hectares of waterfront land plus the opportunity for a substantial seabed lease over the Broadwater, suitable for a marina.
Expressions of interest are now being sought for a vibrant mixed-use precinct incorporating short stay accommodation, retail and dining, commercial marina operations and public spaces all shaped by The Spit Master Plan, sending a strong message that Queensland is open for business and ready to partner with industry.
Deputy Premier and Minister for State Development, Infrastructure and Planning, Jarrod Bleijie said the release of Village Centre North demonstrated the Crisafulli Government’s commitment to enabling private sector investment after being all but shut out during Labor’s decade of decline.
“In just under 18 months, the Crisafulli Government has delivered for the Gold Coast spit what Labor could not in over a decade,” Deputy Premier Bleijie said.
“Queensland is open for business, and Village Centre North is exactly the type of opportunity that highlights our state’s ambition.
“Our government’s target is to unlock all development sites identified in The Spit Master Plan, with more than $1 billion in job-creating investment already progressing across the precinct.
“Village Centre North is the next step in activating The Spit. It will boost tourism, create new jobs, support local businesses, drive new economic opportunities and bring renewed energy to an area deeply valued by locals and visitors alike.”
Member for Surfers Paradise John-Paul Langbroek said the project would revitalise the Gold Coast, restoring The Spit’s character and unlocking its full potential.
“This is the kind of investment that makes the Gold Coast vibrant, prosperous and buzzing with opportunity,” Mr Langbroek said.
“Village Centre North is exactly the catalyst the Main Beach community has been waiting for.”
UDIA Chief Executive Officer Kirsty Chessher-Brown said the Village Centre North represented a compelling opportunity to deliver a premier waterfront precinct for the community - one which would deliver economic and lifestyle benefits for decades to come.
“This is a chance to realise the potential of the Spit Master Plan and drive the delivery of a thriving hub - a place where people can enjoy some of the very best experiences that Queensland has to offer,” Ms Chessher-Brown said.
“The Centre offers an opportunity to deliver the improvements the Gold Coast community has been calling for, including enhanced access and connectivity.
“This is an exciting announcement for the industry and the future of the region.”
The project opportunity will be marketed widely, and investors will be asked for proposals that deliver a range of community and tourism-focused infrastructure including:
- A scenic Broadwater pathway offering pedestrian and cycle connections along the water's edge.
- A landscaped arbour linking The Broadwater to Seaworld Drive.
- A modern marina with facilities for commercial activities and the potential for a ferry stop, enabling alternative transport access to the Village Centre.
- Short-term accommodation options tailored to meet the needs of diverse markets, supporting the region’s growing tourism industry.
- Vibrant retail spaces and food and beverage outlets that energise the boardwalk, landscaped arbour, and precinct roads.
- Public spaces and facilities, featuring landscaped areas and enhanced pedestrian and cycling networks to maximise community enjoyment and connectivity.
